Our Concept Design Process

Deep Dive Interview
The first step of concept design is researching the project’s requirements and parameters. This includes exploring local building codes, zoning laws, regulations, and any other restrictions that might affect the project. We then schedule a Deep Dive meeting with our clients to identify their project goals.
Project Program
Our team is committed to ensuring our client's project succeeds. Through a deep dive of our client’s needs, we'll create the Project Program around their goals and objectives that will be regularly referenced throughout design process stages – maximising adherence to budget, timeline sensitivities and desired aesthetic style. We’ll build out a list of rooms including features like furniture layout considerations or built-in elements which can bring big visual impact but also integrates with any existing structures in place on each floor. This powerful combination ensures successful delivery against the desired outcome for your unique space.
Sketches & Bubble Diagrams
After we get a deeper understanding from our client, it's time to let the creative process take charge. We begin by brainstorming and sketching on paper. We'll create two unique concept designs based on bubble diagrams and elevations sketches in order to establish an effective arrangement between rooms that best meets their needs. It’s exciting to take these initial sketches from vision into reality!
Further Development
Once we have some concrete ideas, we use computer-aided design (CAD) software such as Chief Architect to create a preliminary set of drawings. Preliminary drawings that we include in our Concept Design package always include floor plans for every floor, exterior elevations, and a site plan.
For new construction projects, we will draft a preliminary structural layout to be used for discussion during the presentation. If your project involves exterior work, we will also include two colour ways for exterior materials and finishes.
Solar Study
We make thoughtful and informed decisions regarding the location, orientation, and placement of our designs with accurate solar studies. Our 2D or 3D detailed analysis account for nearby structures like trees as well as adjacent buildings to maximize natural light exposure within the design. This gives you the confidence to make optimal choices for window placement - giving your project a unique advantage in terms of energy efficiency!
What To Expect from our 3D Package
Our 3D services provide an innovative way to bring your vision to life. Our team is dedicated to delivering a realistic, detailed look at the project before line items are finalized - giving our clients the confidence that what they envision will be executed correctly and efficiently on completion. This cutting-edge service includes beautiful concept renderings and immersive black & white walkthroughs of each design allowing you to stay on top of both space and form for a true visualization experience that goes beyond two-dimensional understanding.
For our 3D walkthroughs, we offer live or pre-recorded sessions as we understand not everyone is able to block off time from work. Our presentations take approximately two hours so it can be difficult to fit this in. Our pre-recorded option not only let’s our clients watch at their own pace, but they can pause and rewind as their leisure.
What To Expect from our 2D Package
If you opt for the our basic service package, our presentation will be in the form of 2D drawings. Choose this package and our presentation to you will be a unique journey through your project. In each room, we'll offer insight into the plan view before taking a comprehensive look at the elevations for added visual flair. Our professional presentations will come to life in 2D drawings.
Client Review & Feedback
Finally, after all of these steps are complete, we present our final concept design package to our client for review and approval before continuing to the next phase of design, Design Development. We encourage our clients to review and provide feedback on the design package within 7 days of the presentation. This ensures that the project schedule stays within the agreed upon timeline set forth in the Project Program.
